The Hospitable Alternative for Cleaning Coordination
Hospitable (formerly Smartbnb) is one of the best guest messaging tools on the market. Their auto-replies, review workflow, and channel sync are excellent. The cleaning workflow is not. It is a calendar event with a note attached. Here is what to use if cleaning coordination is the part you actually want to fix.
Full disclosure: PrepBnB is our product, so we are biased. I am Alex, hosting in Atlanta, and I built PrepBnB after burning through a few of the all-in-one tools and realizing none of them treated the cleaner as a first-class user. This is the comparison I would have wanted before I picked.
These two tools solve different problems
Hospitable is a guest-facing automation platform. Its core loop: a guest books, Hospitable responds with the right message at the right time, syncs the calendar across channels, prices the next stay, posts the review. It is great at that loop.
PrepBnB is a cleaner-facing operations tool. Its core loop: a booking lands, a cleaning job is created, the assigned cleaner gets a link, they work through a checklist with photos, you get notified when it is done, and the payment ledger updates. Cleaner is the primary user.
If you only have budget for one tool, pick the one that addresses your bigger pain. If your cleaner does the job correctly every time and you spend hours a week on guest messages — Hospitable. If your guest replies are mostly fine and your cleaning handoff is a mess of texts and missed tasks — PrepBnB.
Where Hospitable's cleaning module falls short
Hospitable lets you assign a team member to a turnover and add a note. That is roughly where it stops. Specifically:
- No structured checklist. You can dump tasks into a notes field; there is no per-task completion tracking.
- No photo verification by room. If you want proof the kitchen and bathrooms got cleaned, you ask via text — same as before.
- Cleaner needs an account. To see their assigned tasks, your cleaner has to be invited to the Hospitable workspace.
- No payment tracking per cleaner. If you pay by Zelle or Venmo (most solo hosts do), Hospitable does not help you reconcile what you owe.
- No damage / low-supply reports.Cleaners cannot flag "the towel set is missing" or "there is a stain on the couch" from inside the tool.

The recommended setup: run them in parallel
Most hosts who land on this page do not need to ditch Hospitable — they need to add PrepBnB next to it. The setup:
- Keep Hospitable handling guest messaging, channel sync, and pricing.
- Sign up for PrepBnB free. Paste your Airbnb iCal URL — same feed Hospitable uses — and the cleaning jobs auto-create.
- Generate the AI checklist for each property. Add your cleaner's email to your cleaner pool.
- Next turnover, your cleaner gets a public link. They check off tasks, upload photos, and you get an email when the job is done.
Combined cost for a single-property host: $30/mo for Hospitable + free for PrepBnB. For a 5-property host: ~$30 + $29 = ~$59/mo for the full stack.
Where PrepBnB has gaps vs. Hospitable
We are deliberately narrow:
- No guest messaging. If you want auto-replies, review-request automation, or smart locks tied to check-in, Hospitable is the better tool. We have no plans to compete here.
- No dynamic pricing. We do not touch nightly rate optimization. PriceLabs, Wheelhouse, or Hospitable's pricing engine all do this better.
- No multi-channel sync. PrepBnB pulls from your iCal feed. Hospitable manages listings across Airbnb, VRBO, and Booking simultaneously.
Who should switch from Hospitable's cleaning to PrepBnB
Yes, add PrepBnB if: your cleaner currently operates on text messages and a stale PDF, you have had a missed task or unverified turnover in the last 90 days, or you pay multiple cleaners and need to track who is owed what.
Stick with just Hospitable if: your cleaner is rock-solid, you only have one property, and your turnovers happen on autopilot already. The free PrepBnB tier is still worth a look — but you may not need it.

Should I replace Hospitable with PrepBnB?
Probably not — they solve different problems. Hospitable is best at guest messaging automation, dynamic pricing, and channel sync. PrepBnB is best at the cleaning handoff. Most hosts who use both run them in parallel: Hospitable for the guest side, PrepBnB for the cleaner side.
Hospitable already has a cleaning task feature. Why add another tool?
Hospitable's cleaning task feature is essentially a calendar event with notes. It does not have AI-generated room-by-room checklists, photo verification by room, a per-job public link your cleaner opens without logging in, or per-cleaner payment tracking. If your cleaning workflow is just 'remind my cleaner there is a turnover', Hospitable is enough. If you want accountability, you need a cleaner-first tool.
Does PrepBnB do guest messaging?
No. We do not touch guest comms — that is Hospitable's home turf and we have no plans to compete there. PrepBnB's job ends at the cleaning being verified and paid. The next guest checking in is Hospitable's problem.
Can I sync calendars between PrepBnB and Hospitable?
Both tools sync from the same source — your Airbnb iCal feed. Add the iCal URL to PrepBnB and it picks up the same bookings Hospitable sees. There is no direct integration, but in practice you do not need one because the calendar is the source of truth.
What does this cost together vs. just Hospitable?
Hospitable starts around $30/mo for 1-2 properties. PrepBnB is free for 1 property and $29/mo for unlimited. So a host with 1 property running both pays about $30/mo. A host with 5 properties pays roughly $30 (Hospitable) + $29 (PrepBnB) = $59/mo for the full guest-and-cleaner stack.
