Turno vs. Properly vs. Breezeway — Which One Fits You?
Three serious cleaning tools for Airbnb hosts. They are not competing on the same job. Turno is a marketplace. Properly is a visual checklist builder. Breezeway is full property ops. Here is how to figure out which one fits your situation — including a fourth option if you already have a cleaner and just want coordination.

Each tool is solving a different problem
The reason these comparisons get confusing is that the four tools are not really competitors. They overlap on "cleaning" but the underlying job is different.
Turno's job: connect hosts with vetted cleaners in their metro. Everything else (scheduling, checklists, payments) is in service of keeping the marketplace transaction inside the platform.
Properly's job: enforce a visual cleaning standard with reference photos on every task. Acquired by Vacasa in 2018, then by Casago in 2025 — the product is mature but the roadmap has slowed.
Breezeway's job: run all of property operations — cleaning, maintenance, inspections, guest comms — for managers with real teams. The cleaning module is one of many.

Pick by situation, not by feature list
You do not have a cleaner yet: Turno. Use their marketplace to find someone in your metro. The product is free if you stick to marketplace cleaners. Once you find a person you trust, reassess — most hosts move off Turno or to a cheaper tool.
You stage your rental like a magazine shoot: Properly. The reference-photo workflow is worth the setup time if your reviews depend on the kitchen looking exactly like the listing photos every time.
You manage 15+ units across a team: Breezeway. Maintenance, inspections, and staff scheduling pay for themselves at that scale. PrepBnB and Properly do not fit your operation.

Rough back-of-envelope to put numbers on the choice:
- Turno: $40-60/mo per published reviewer reports for 10+ turns/month with own cleaner. Annualized: ~$500-700.
- Properly:$7/property/mo × 3 = $21/mo. Annualized: ~$250.
- Breezeway: custom quote, typically $150-300/mo at the low end. Annualized: ~$1,800-3,600+.

Properly is the price-leader if you are willing to invest in setup time. PrepBnB is the price-leader if you value setup speed. Breezeway only makes financial sense at significant scale.
Honest weak spots for each
Turno: the per-property fee for hosts with their own cleaner adds up fast. The in-app payments add card processing on top. The marketplace is great; everything else is fine.
Properly: two corporate acquisitions deep (Vacasa 2018, Casago 2025). Recent Capterra reviews report support delays and a slowed roadmap. Hand-built checklists are powerful but slow to set up.
Breezeway: overkill for solo hosts. Sales-call gating, opaque pricing, and an enterprise feature surface that you mostly will not use unless you have a real ops team.

Turno is technically free if you only use marketplace cleaners (they pay a service fee on every job). If you bring your own cleaner, Turno charges a per-property subscription. Properly starts around $7/property/mo. Breezeway is custom-quoted, typically $150-300/mo at the small end. For a host with 3 properties and an existing cleaner, Properly is usually the cheapest of the three — but PrepBnB at $29/mo flat undercuts all of them.
I do not have a cleaner yet. Which tool should I start with?
Turno. The cleaner marketplace is genuinely useful and it is the fastest way to get a vetted cleaner in a major US metro. Once you have a person you trust, you can decide whether to stay on Turno (if you like the in-app payments and chat) or move to a cheaper, simpler tool.
I have a brand-defining visual standard. Which tool?
Properly. Their photo-anchored checklist (a reference photo per task) is the original feature that built the company and it is still the best implementation in the category. If your cleaner needs to see exactly how the bed should look made or how the throw pillows should sit, Properly wins.
I run 20+ properties with a cleaning team and a maintenance crew.
Breezeway. Staff scheduling, work orders, inspections, and PMS integrations are designed for exactly this scale. The pricing reflects it, but at 20+ units the per-property cost gets reasonable.
